 To keep it short: 
 1. Small word in neighbours ear ~ years 3 years ago to keep noise down in
 kitchen late a night because were trying to sleep after they changed their 
habits after retiring - walls a bit thin (semi). 
 2. I am inclined to agree. If the new owners have an issue if they start again then they could sue for misrepresentation. I felt it shows the neighbours are receptive and agreeable? was minor but we did put it in writing (not oficially) to them as they were away.
