You are right &amp;nbsp;he ate my limited funds , though he was good .&lt;/p&gt;
&lt;p&gt;the fire department just gave a list of websites and companies!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As it is only 85m sq I will go with builder and fire safety guy we use for the Cattery and see if we can get by&amp;nbsp;&lt;/p&gt;

&lt;p&gt;We have done a number of vet builds and conversions.&lt;/p&gt;
&lt;p&gt;Be very, very careful about engaging an architect - their ability to gouge fees make your average lawyer look like a committed charitable giver. They also have a habit of overestimating their worth in a specialist build like a vet clinic.&lt;/p&gt;
&lt;p&gt;Consider &amp;#39;Design and Build&amp;#39;. This is now a well-recognised and properly regulated way to build. Many more forward-looking building firms work largely or exclusively through D and B contracts. The advantages include a much more collaborative approach to the design and costing of the project without the risk of the often significant &amp;#39;up front&amp;#39; costs associated with the conventional way of doing things. If you do go down the conventional route, hire a Quantity Surveyor before an architect. A decent QS will look after your interest, &amp;nbsp;make sure you get the best price (cheapest is very rarely best!!) project-manage and protect you from other money-grubbers.&lt;/p&gt;
