 Any recommendations for a buyer to get a independent valuation for due diligence and all that?

&lt;p&gt;I&amp;#39;d get &lt;span style="text-decoration:underline;"&gt;your&lt;/span&gt; independent advisor to look at the day book [better than the bookkeeper&amp;#39;s book....] and you and he can work out the profit as it stands and the gains and losses you can make. [preferably not an accountant IMHO as they take a &amp;quot;traditional&amp;quot; view.]&lt;/p&gt;

&lt;p&gt;That&amp;#39;s the point, it&amp;#39;s one valuation, thre fore it&amp;#39;s fair. The valuer is not acting for anyone and is less inclined to alter figures to suit vendor or purchaser.&lt;/p&gt;

&lt;p&gt;That is true ,until the men in suits get involved, the suits inflate every thing to boost their own cut ,they also like touting things to the corporates who in some cases will buy quickly for turnover and market share irrespective of the real paper value if its in the right place at the right time. If your buying commercial property values vary far more widely in some areas than others ,and valuers can vary by upto 50% . Check the market trends if prices are flat lining or bottoming out ,probably better to buy at the nadir but if they are higher could be easier to negotiate a lease for 3 years with an option to buy at either market price now or in 3 years which ever figure is the lowest. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;I leased a premises for 20k a year(20 year lease with option to buy after 3 years) with a market value(shell) &amp;nbsp;then of &amp;pound;263. At the point of sale it was revalued at 140 three years later , which was what I actually paid for it. so in the end with the leasing costs it was 200 instead of the 263 I would have paid if I had purchased it immediately .&lt;/p&gt;
&lt;p&gt;This also gives you some wriggle room , some take overs go well ,some do not. If your in a low fee area buying a down market practice ,and you re-jig with normal fees ,you may find half the client base legs it to vetsrus looking for a new bargain basement. Saves time, hassle and cash. If you are an employee of the practice, or are buying outright as a new person, ask your accountant about setting up a company first, then buying. He&amp;#39;s now part of Moore Scarrott.&lt;/p&gt;
&lt;p&gt;He was very very good and very very fair in terms of charging.&lt;/p&gt;
&lt;p&gt;The vendor used Hazlewoods and the valuations were within a couple of thousand pounds - quite reassuring on both sides.&lt;/p&gt;&lt;div style="clear:both;"&gt;&lt;/div&gt;</description></item></channel></rss>
